@Mike A. Depends on the length of pipe they are replacing and how far from street connection. Shorter is better. Good luck

Yes a multifamily, it was $2k to excavate, remove, replace with one inch copper, tie into street connection, move dirt back in and seed/hay.

No opinion on the filter but Butterworth and Scheck from Stratford were reasonable when I removed my lead water supply. Might be worth reaching out to them if you haven’t already.

Lindsay - your house will likely cash flow in Stamford with 20% equity. And you’re right, the additional mortgage pay down over long term will make it worth it. I am holding a few in Springdale/Glenbrook and buying more with same criteria.

I think your goal to rent it out and buy another fixer upper is smart. Let me know if you want to strategize, I can help.

@Jennifer T. Not necessarily - sounds like this all came out through natural conversation when the applicant asked how to verify income.

If you require income verifications its a good idea to list the acceptable docs on your application for predetermined consistency purposes.

Completely agree with @Nathan Gesner - two week holds are a good standard to maintain. 

Another strategy to consider might be increasing the monthly rent if you elect to hold the unit vacant for a longer period. For example, your initial asking rent is $1,000 with a lease date two weeks from today. If you find the 'perfect' tenants who want to move-in 30 days from today, then ask for $1,050/month. If delivered/communicated properly, the tenants will understand and you'll increase your lease rent basis for years to come.
