Definitely check out "The book on estimating rehab costs" by J Scott. You can buy it from bigger pockets. There is a link somewhere at the top of the website. Fantastic book that has answers and price ranges to all your questions and suggestions on how to go about nailing down the cost range for your specific region.

Large or small it doesn't really matter as long as it fits your needs. Keep podcasting, they will help you develop the strategy that will work best for you, and listen to them on 2x speed to listen to twice as much, and check out the webinars that BP does for free almost every week.

If you're more technical you could make one using screenshots from google maps. That's what I did for my farm area. But I zoomed in enough to see the plot outlines and houses shapes. I didn't print it tho, I just use it digitally. Kinda old school but I like having the house shapes to easily locate and mark houses of interest.
