@Account ClosedI guess by trickier I mean the prices are higher, and those great CoC returns/Cap Rates you see in other parts of the country are seemingly harder to come by, ie I'm probably not going to just see too many great deals pop up on the MLS. At lease the the areas I would ideally invest, withing 20-30 mins of my home. But I know learning how to find great deals and buy them up before anyone else gets to them will come with time and networking. And I will definitely leave my credit card at home when the guru's are pitching...Ill use it to pick up the book you recommended instead!

Hi there BP community,

Newbie investor here from the Boston area. I've been learning, lurking, and listening to the podcasts and webinars for a little while now, thank you all for all the great threads and content. I'm a freelance video editor, but grew up working as carpenter for 7 years before going to film school. In 2011 my wife walked into small 1950s cape style house that reeked from 60 years of cigarette smoke and fell in love with the property. We bought it and I spent the next 4 months working on a complete gut renovation of the house, living in a tent out back, begging friends and family to help hang drywall, pull nails from the oak flooring we salvaged from another local home days before it was demolished, or carry in the concrete counters we made out in the driveway. We are still drumming up new projects each year for our home, but now want to use our skills to invest in small multi and single family buy and hold properties in our area. We'd like to buy 1 this year, 2 the next, 4 the year after that, and well see how it goes from there. Given that this area is a seemingly trickier area to invest in I'd love to connect with any other investors here (buy and hold, flippers, rehabbers, wholesalers, anyone really) and learn more about you and how you are investing successfully.  Thanks again for everyone who has contributed to BP community already, I hope to contribute as well!

Looking forward to it @Ann Bellamy. I was planning to attend the next Black Diamond Waltham event. This will be my first time attending! Thanks for organizing and promoting it.
