we are selling some stuff off , taking some money off the table . Burlington has become crazy .... both in selling prices and the way the city council has been acting . that being said , its still one of the best rental markets .

i have invested invested in Burlington for almost 30 years . it is the best market as far as , rents, pool of tenants .... but with that are much higher taxes , very tenant friendly ( currently looking at no cause evictions and more than likely rent control ) i invested outside chittenden county once and said i would never do it again :( i may have a large 4 unit for sale next year 50/50 if i will sell or not .

as stated earlier ,there are not many large properties . we have an 8 and a 10 unit , but there are not too many larger than 10 . it is not landlord friendly so screening is more important than some other markets , but plenty of good tenants . i just sold part of my portfolio , i think the cap-rates are all over the place ( 6-8 % ) depending on location and condition . the 4 units and under command higher prices since many people are headed to vermont since we are #1 for covid numbers :) guessing rents going up to , but high already .

the laws are heavily tenant favored , but if you screen well and keep your places up, its not too bad .i think the bigger issue are property taxes are out of control .

i have a fairly updated 4 unit ( 4br,3br,2br and 1br ) i am guessing around $740k+/ if you want i can get together some numbers . it could be used as a stepping stone by living in one unit for a year or so .

you may be surprised by how expensive vt. is compared to California . I know it cheaper , but still high :( I have a 4 unit I will be listing in next 1-2 months .I got to get my numbers updated .

chittenden county is harder and harder to find deals , and i am not comfortable outside the area . i have made many offers and normally get my 1 -2 per year to flip or hold for long term . that being said i am always looking for a deal or opportunity .

i don't know the area very well , but i hear some of the local markets can be difficult finding good tenants . also , make sure those gas tanks are all up to par with spa regulations ! that can be a make or break !
