I've been trying to find a BRRRR template for proforma. Everything seems to be structured for rental without construction time financials and holding cost. Would it be best to design a custom template or has anyone been able to find a good one for this?

Looking For Private Debt or Equity partner on 10 unit total Rehab in OTE neighborhood.

The Property Is near Nationwide Children's hospital In Old Town East Neighborhood with tons of upside in a still improving area. Town house style units in two 5 unit brick buildings on two 0.13 acre lots with one additional land lot.

Purchase: $600,000

Rehab: $ 400,000

ARV: $1,500,000 - $2,000,000

Estimated Time line: 12-18 months

Gross Rent after repair: 12,000 - 14,000 / mo

My brother and I are just getting into real estate investing with small multifamily properties.  We both live in the New York Metro area (one in New York and one in New Jersey), but are investing in the Columbus, Ohio area.  As we're getting everything set up with our business we wanted to start talking with a CPA at this stage to make sure everything is being done in the best way possible.  From what I understand it doesn't really matter if we have a local CPA or a long-distance CPA, as long as there is good communication.

Does anyone have any good recommendations for CPAs in the Northern New Jersey area or one who operates well with electronic communication.
