If not in an HOA where is the best place then in the Poconos to invest? Yes, I do realize prices are about 33% higher than a year or two ago but isn't that the whole country, not just the Poconos. I believe if we do start with something very typical in the area then that's what would get us in trouble since the Poconos is pretty saturated now. If we buy and rehab or build new that's what will make us stand out from the rest. The style home ime looking for is pretty rare in the Poconos but there are a few and they do very well, that's why ime considering building. Ime still not 100% set on the Poconos yet but I have been physically looking in the area the last few weeks. I live in NJ so was trying to invest somewhere within driving distance and have been in analysis paralysis finding things wrong with every location I look to invest in lol. So I need to just pick a place and stick to it. Yes, this will be my first STR.

I am looking to start a STR in the Poconos PA. My wife and I checked out some of the areas and really liked Arrowhead Lake and Lake Harmony. We want to provide a unique experience for our guests so we would either be purchasing and doing a big rehab or build new. We are highly considering building new and have talked to some builders and checked out some land. If we do decide to build new where would you build? Arrowhead, Lake Harmony or outside HOA community? Hoping someone with some knowledge of the area can help me out with some tips.

How is the Poconos compared to these markets?

Ok just to clarify a little more My top budget is a purchase price of 500k that's if ime using the 10% down 2nd home home loan.  I can buy something in the Smokies for 500k but feel like I can do better somewhere else.

I am currently doing a cash out refi on my primary home. I live in NJ and looking to purchase my first STR, I am just really having a tough time narrowing down a specific area on where to buy. I know this is pretty vague and have been reading a ton of forums but I feel like my mind is going in circles.

All I really know is I want to stay on the East Coast

I have been looking at the Smokies but feel like they are way overpriced.

Poconos but ime worried about the HOAs and restrictions they have. I also feel like Poconos is oversaturated

I was also looking into some beach locations such as Myrtle Beach, OBX, and Florida

Any recommendations or pointers to lead me in the right direction would be great!
