Should I have him remove it and do it over?

If anyone has a good knowledge on wood stain and can provide your input that would help.  I am building a home that has toungue and groove interior walls and ceilings.  The house will be used as a short term rental.   I just had the house stained by my general contractors sub and I just found out that he used exterior wood stain throughout the interior of the home.  The stain he used was Flood semi transparent.  Everything I read online says DO NOT use exterior stain on the interior due to the fact it gives off harmful chemicals.  I reached out the the stain company and they told me it it not suppose to be used inside and to either let it cure with a lot of ventilation or strip it.  They also said that there is a chance the stain can let off harmful chemicals in the future with a change in temperature.  I am really not sure what to do at this point.  So my question is if i let the home air out well is it safe?  Am I worrying to much?  Should I just leave it?  Am I being irrational to have him strip sand and retain?  To strip and sand the whole house would be tedious and expensive.  Should I expect the painter to cover the cost or is that something I should cover?  Any input is helpful

What can I expect to spend per square foot for a new construction in Sevier County TN.  I have land and looking to build.  I'me speaking to a builder now who is finishing up a quote for me this week.  He said were at around $340 square ft.  This is for a 1300 square ft. custom cabin.  I wasn't expecting it to be that much.  Is this normal for todays rates or am I being overcharged.  Also if anyone can recommended a good trustworthy builder in the area.

I will be building a house that will be used as a short term rental. It will either be a 2nd home vacation home or investment. We have the land purchased and a builder picked out just waiting on a few things before we can break ground which will hopefully be September. We will have a good amount of equity in the house once complete. What is the best way to go about the loan so I can BRRR it. We want to pull the money out we put into the build when completed.

I am still looking for a lender and going over my options.  I was told can get a 30 yr mortgage or even do a 5, 10 year arm so i can lock in todays rates and then refinance when ready after the build is complete.  

I was also told to just get a construction loan then must refi when the build is complete.  I am just worried interest rates will be a lot higher when the build is complete estimated spring 2023

I am pursuing doing a new build in the Pigeon Forge / Sevierville / Gatlinburg. Any recommendations for a realtor who is very knowledgeable with land and the area to help me find land to build on? Any tips? Areas to zero in on and areas to avoid? HOA or no HOA? Better to find something with access to city water or just expect to drill a well? Any test or anything that has to be done to the land before closing? First time building so any advise is appreciated.

Tim would it be a good idea to buy in a commercial zone in the Poconos to protect from regulations?

I am looking at the Poconos now but all the new and upcoming regulations worries me.

If I did decide to go for the Poconos Market would buying in a commercial zone be the way to go?  I was told this would be the safest option so that any restrictions made in the future would not effect me, is this true?
