Negative on the bedjet. I bought one, returned it. It is not an AC unit for your bed, basically a glorified fan with heater option. If you don't use special sheets then both people in the bed, assuming King/Queen, share the same bedjet output. The special sheets are very expensive. There are filters in the unit to filter the air, and since they are running 8 hours per day and are small they clog up. Any of the bed cooling solutions are for personal use only, I would not use for a rental. Definitely would not use any of the water based ones.


 Thank you! I think you just settled that, I had read some reviews saying that same thing so I think I'm not going that route for sure. I didn't even think about the filters. Good call!

They can use insulated flexible hoses.

You might also try installing ceiling fans in the bedrooms and the hallway to stir up the air.

 Good advice, I'll re-engage with our AC guy on this. 

Has anyone ever purchased a bedjet cooling system? We have an older home in Florida. There is AC but most of the ducts are for the downstairs so the upstairs (2 bedrooms) don't cool well until after dark. My wife and I personally like to sleep really cool at night. We have only had one guest say that it was uncomfortable. I'm not sure if it is just one more thing for a guest to figure out. That is a way more affordable option than updating the duct systems or adding mini-ductless splits. We added insulation to the attic and keep fans going but just thinking ahead for next summer.

Did you all end up trying this? ABNB does recommend it so I was wondering if their algorithm “rewards” the option. I’m sure there are more research on this so still digging. 

Yes, I'd be interested if you host another. 2x short term rentals - Texas and Florida.

We provide a large crate and have a rule that they crate the dog if they are to leave the house. The crate folds up in the closest when not in use. I can't verify that every guest uses it but it at least puts the expectations in place. As an animal owner, we use to travel with a crate because typically when left alone is when 'things' happen out of boredom or anxiety. 

I'm looking at other short term rental sites to attract 'snowbirds' for winter months as well as sites that have lower fees for guest and hosts. I came across Florida Rental By Owner and was curious if anyone else has used it and what their experience has been.
