8% is based on the actual monthly rental received? And your service include finding the tenant for your property?

So there is no different between getting a new tenant and doing the background check vs simple renewal/extension of the existing lease?

What would be a typical management fee that a RE management firm can charge on managing your property?  I know most would charge certain % on the initial rental (setting up with a new tenant) and another % for the renewal of the lease.  I know there really isn't any typical arrangement but I just want to see what are some of the general practices are out there in the market.  TIA.

I presume the management fee is an ongoing fee that is based on the monthly rental income.

It is another turn-key RE investment firm and they seem to have a pretty broad national coverage. But would like to do my own DD and see is anyone has any firsthand experience dealing with them. TIA.
