I have similar issues with an ex-tenant. In my case she has pulled a disappearing act and I couldn't even find her anywhere now. Does it still make sense to pursue her in the small claim court or anyone has a better suggestion.

Sure regular refin is definitely an option, but I would like to explore the possibility of portfolio lending so I may able to do all in one fell swoop. Are you with a local lender in Tampa area?
