Hi Erich! I used to live in Fort Collins and loved it! I think most meetups are virtual until things sort of settle down with the virus, so you can check out meetups anywhere really.

Hi Eric!

Both small multifamily and single-family properties are going to appreciate in the Colorado market. It's been projected for like 20 years that the Colorado real estate market will go up. In terms of passive income, you just have to run the numbers. I know that multifamilies are more in-demand and hard to get due to many people wanting to use them to house hack and get into the real estate game. I hope this helps Eric!

Hi Eric!

I was looking to do the same of getting into my first rental property soon. My plan was to house hack with an FHA loan and have roommates that would pretty much pay down all the expenses. I started connecting with real estate agents on BiggerPockets that were nearby and having conversations with them, attending meetups and following up with the presenters with a chat and talking to lenders. I learned so much! However, this fell through due to my work history not being enough to support a loan from a bank. So now, I'm investing in index funds to have my money do something in the meantime until I have the opportunity to do this.

Awesome job on the fix & flip Bo! I'm in Arvada too and wasn't aware of what it took to do this strategy which includes getting permits approved and everything, so I'll keep that in mind. That's a big investment into the property, but you made a great return with the sales price! I can't wait to hear more stories from you and what else you learned from this and other projects!

Hi Daemonte! I'm glad you decided to go outside your comfort zone and begin putting yourself out there! It's a big step in the right direction! It's just too easy to keep to ourselves. However, getting to know others and having conversations changes us (for better or worse depending on the people). I'm glad you have an ambitious goal of getting at least two properties within 2 months! Just make sure to be flexible about the strategies to get there. I would be wary of selling due to the long-term appreciation Colorado has for the next few decades unless you're trading up for better/other properties with a 1031 exchange. Right now your property will only continue to appreciate according to many sources I've had conversations with including property managers, brokers, and agents. If you're looking for appreciation more, I'd stay in Colorado or other states where people are migrating to like Arizona. If you want more cashflow I'd look somewhere else.

Hi Hooman. To be honest, you're likely way more experienced than I am in real estate if you've done many in your home country. Based on Uhaul moving trends and migration patterns, it seems many are moving out of California and many are moving into Colorado in general. In this case, you might be able to find better deals in California because people want to leave there so there are more sellers than in Colorado. Keep in mind a big part of these migrations might be non-homeowners looking to move to other places with lower taxes and cost of living, so there being more sellers in California might not be the case. You still have to do your due dilligence.
