THIS IS WHERE YOU FIRE HIM.  He wants a commission so badly that he making offers and concessions without your approval.

Deduct it from the agent's commission and it will never happen again.

This is why in college towns they get the parents to co-sign.  You won't get $500 from an 18 year old college dropout with no job.  You're gonna spend your money hoping that the mom will pay in case one day her daughter needs good credit for something?  With a mom like that, her daughter will never get anywhere in life, just let it go.  

When I was younger than her, my dad told me "if you ever get arrested, don't waste your one phone call on me, because I won't bail you out, I won't call a lawyer for you, I won't call a bailbondsmen."  That's why I'm rich.  Self reliance!  LOL

Anyway, he films himself doing service calls on installs and repairs.  Hundreds of videos of jobs he's done as he's doing them,not just before and after.  It's pretty informative, even if you don't want to be a plumber it's good to know how things need to be done correctly so that you are not ripped off when you need a plumber.

If he doesn't have the $1200 he owes you now, what makes you think he'll have that plus another $1000 ($2200 total) in a week?  Why do you think he'll ever be able to come up with the back rent if he can't even pay the current rent?

If this is a flip and you don't pay him, what are your plans if he puts a mechanic's lien on your property and you can't sell it until it's resolved?

It's very popular now, the way beige was 10 years ago.  My realtor friend calls the shade "HGTV Grey".  My only advice is that if you have multiple rentals, paint them all the same shade of grey and always buy from the same supplier, which makes it easier to repaint or do touch ups.  If you have Benjamin Moore and use that computer color matching to make a Behr paint, it will be very close, but not the same.
