My wife and I have W-2 income in Washington state, but have real estate holdings out of state. We need an accountant (and references) with experience in real estate and is extremely comfortable with a remote engagement, is completely paperless and comfortable with utilizing cloud storage.

Rather than only articles, how about create searchable and/or categorized charts/spreadsheets updated on a regular basis? I love the articles.  Sometimes I also just want to see the data.  Plus, I may want to look at the data changes over time.  So having an area with the data alone to supplement your articles would be really helpful.

Hey @Will Wilson.  I live in Washington State but grew up in Buffalo.  My entire investment portfolio is in the Buffalo area.  It's definitely getting tighter, but Buffalo is still one of the best cashflow areas in the country.  My property manager in Buffalo (Towne Housing) has been awesome.  They have high quality property management and can assist to find deals.  They also have been awesome in navigating the COVID crisis.

I have corporate experience in scaling and operations automation and used the experience to help Towne out.  This experience helped me come up with criteria to decide what is a good PM or not.  Would love to connect some time.  Maybe you could also share some info on Cleveland as I would like to expand my portfolio and have the same concerns about PMs and out-of-state investments.

For the time being, my current portfolio can survive some time without rent. My goal is to not just survived the current crisis, but to grow from it.

Thank you.  The house I'm buying does have some specific repairs I need to address.  However, I want to focus my dollars to ensure I can maximize the return.  For the appraisal, are there items besides everything being livable banks value more highly than others?

I'm just about to close on a BRRRR property. What repairs will a bank value most when I go to refinance?
