I am ignorant to this, but why is it easier for long term rents. I could easily long term rent them, but I make three to four times the amount on short term. I would think STR is easier to cash flow.

Any advice on good lenders offering 85% LTV on purchase for STR? I currently have three successful STR's and am wanting to purchase two more back to back, which is why I need a greater LTV. FICO of 760, and both will cash flow with ease basing off of my current occupancy rates for my rental homes on the same street. I am already approved for one of them through my local bank with 15% down, but on 15 years. So many lenders pop up on a google search, but it's difficult to tell which are credible. Thanks in advance!

Hello,

I am an owner of three successful STRs, and I am thinking of purchasing another using a DSCR loan. I have no experience with these types of loans, but would like recommendations on a lender that closes quickly and with ease. Thank you in advance, you all are always wonderful with your responses!

Hello all,

I have 3 STR's ready and a business. I am looking at a foreclosure. Is it possible to personally buy it with cash and sell it to my business with a loan? Is it a waste of closing costs, etc to do this? I just thought purchasing with cash to buy it would make the process easier.

@Mark Munson I just realized that our mortgage on our home is in my husband’s name only, but deeded in both. So would I be applying for a first or second mortgage?

Hello, I currently have a three vacation rentals. Two have mortgages and one does not. I have a mortgage on my primary residence. We do not use any of the rentals for personal use. I am looking at purchasing another that I will use personally as well. For financing does anyone know if it would be better for me to get a personal mortgage for a second home, or get a business loan for this property? A cash out on the third rental is not an option because it most likely would not provide enough money. I have 35% down. Thank you for any advice.
