Hi Guys,

My question is pertaining on using the 1031 Tax Exchange on Multi-Family homes. Theoretically, is it possible to remodel a distressed duplex, live on one side, sell the other side, and roll that profit into a 1031? 

Any insight would be greatly appreciated!

I am a licensed broker, I have a friend that is looking to buy a large Multi-family facility. What is the process of handing this lead off to a commercial broker? I am asking about the specifics of a referral fee, Do I need a contract between me and the commercial agent? Any advice or insight would be greatly appreciated.

@Matthew Edmond You should also check out Meetup.com. There are multiple Real Estate investing groups in which you will find "like-minded" individuals. What made you decide that you wanted to get into Real Estate investing?

@Chris Pastrana Have you looked at comps in the area to see what they are renting out at? I would also take into consideration what form of financing you will be using. I prefer using bank financing, buy hold strategy, that results in a tenant paying your mortgage!

@AdaPia DErrico I definitely agree with you, Crowdsourcing is allowing for more people to get involved in Real Estate, while mitigating risk. I see crowd-sourcing as a healthy alternative to REIT's, solely becasue they are backed by specific parcels of Real Estate as opposed to a pool of parcels. Not to mention the absorbent fees involved in REIT's....

@AdaPia DErrico I believe that crowdfunding allows for the financing end of real estate to be democratized. Before, banks and hard money lenders controlled access to capital. Crowdfunding allows for others to get into Real Estate without large amounts of Capital, while providing lower rates to contractors.

Hey guys, I ham new to the bigger pockets community. I am currently a student at North Carolina State University. I am currently in residential real estate but would like to move in commercial real estate. I have minimal investing experience but am hungry to learn. I am interested in crowdfunding and believe that this platform can disrupt the real estate industry.
