@Jo-Ann - property values in the AV/Palmdale is on the rise but had dropped to an all time low several yrs back.  Were looking to buy land, build, sell in Palmdale Westside but not sure about project team and funding for those projects. 

@Mark - started looking at the forums and blogs.  thank you all, I think I am at the right place here @ biggerpockets.

I would be nervous purchasing a property at auction maybe not knowing what the property looks like.  Anyways, you did an amazing job on the flip -- on to your next flip?

We are looking to purchase in New Orleans, LA.  We are familiar with the closing procedure/documents for a CA purchase (cash and financed) , but, what are the closing documents for property purchased with cash in New Orleans, LA?  Are the documents different if the property is financed vs cash purchase?

Have you considered that maybe the comp sold for a lower price because of its condition, size, or a variety of other reasons/conditions requiring a lower selling price.  There are certain market (like the South) where one house can sell for one price and around the corner is considerable higher.  If the appraisal, comp, etc justify the higher price, and if the property you are closing on appraised for 463k and it's a fair appraisal and you plan to hold it while it appreciates then sell later, you might be worrying unnecessarily.

If you really want to back out of the deal, read the purchase contract to see what you'll lose if you back out RIGHT NOW --- If all you'll give up is your earnest money --- you might want to reconsider the purchase?

My name is Lorraine, I live in California; however, my current investment preference is New Orleans, LA (70118, 70115, 70125).

My husband and I started P H Real Estate Holdings, Inc (check us out on Facebook) last year to get serious about real estate.  Trying to get family interested in pooling resources has been difficult -- since we are primarily focusing on CASH purchase ONLY.

We currently own two properties (both fully rented) and would like to purchase additional rental properties in/near major universities in New Orleans, LA.  Would like to buy, hold, then sell additional investment properties.

I have alway had an interest in real estate.  My parents always told us to OWN WHERE YOU LIVE --- taking their advise, we also own our primary residence.

Real Estate Investing is no longer just a hobby, but, a passion.
