Most units are covered by American Family Insurance. I'll check with them.

 Yeah, all of them are under my name right now. Will it make a difference when I buy umbrella policy for properties under my name vs under LLC?

Hi All! I would need some advice on purchasing insurance policies for my rental properties. I now have 10 rentals. I have been researching different options to protect against unforeseeable events. I've read about LLC vs umbrella insurance. However, when I called Geico I was told that I'm not qualified to purchase an umbrella insurance since they only sell umbrella insurance for up to 4 rentals. I'll call other insurance companies, but since Geico is a big company, I'm assuming this limit will be true for many other insurance companies as well. I question is how to get umbrella insurance for all my 10 rental properties?

Any advice on LLC vs umbrella insurance is much appreciated as well!

Hi Everyone, Thanks for your replies. The tenant hasn't paid Oct's rent. So looks like I'll have to learn about eviction. One more question, I just realized we don't really have a lease.... The tenant had a 1 year lease with me, from Aug 2013 to Aug 2014. And the lease stated we can do month to month after a full year. But we didn't sign a renewed lease after Aug. Will that cause me trouble in court?

Hello! This is the first time I need to think about eviction (I haven't been a landlord for that long...) and definitely need some help.

A woman has been renting my condo. She usually has to split payments but was able to come up with the full rent amount in the end. I admit I'm a bit loose on the rules since I'm a mom myself and she's a single mom... But this time it's hard. She's lost her job 3 months ago and her unemployment benefit has ended this month. She hasn't found any job yet. I'm of course worried about how to get the rent. She's only renting month to month at this point. Is it easier to run an eviction? Or use a more polite way by saying I'm considering selling the condo and don't want to rent anymore, and therefore ask her to move out? My lease states there should be a 2-month notice so I'll have to wait a bit before she can move out. But at the same time I'm afraid of going to the court. Would Georgia law protect single moms more?

Any advice? Thanks!!
