I didnt come back "hot" with everyone, only the ones that deserved it! I don't live in world where everything is peaches and cream and I have to bite my tongue.

I have a genuine opportunity here to kick start my investing and work with a wealthy individual that is very accomplished in business. Im looking forward to helping this guy have a positive experience as a real estate investor. A lot of the responses have been very insightful and helpful. Since you're telling me I can't that only strengthens my resolve. You just don't know me very well and that's okay. You gave me some good advice and I appreciate it, but I don't want to hear from you again.

Also, I don't expect this guy to say "Here's 25M have fun!" I'm not even going to ask him for anything at our first meeting. I know I have to earn access to that kind of money.

Of course. 10% is a lot on a large loan amount and in an apartment example which is a longer term play, $100,000 is a lot to give up over a 12 month period. That's what I was saying...

Again, Thank you guys & girls for your thoughtful insight and multiple scenarios. I will answer each of you individually to the best of my ability and especially the ones that question my basic math skills. The underlying theme I am getting here is to just be myself, be honest, LISTEN and develop a plan of action based on our initial meeting (and subsequent meetings). 

I know real estate is not a quick hitter or a one night stand. It's a long term relationship that takes time to develop, evolve and coalesce into a win-win for both sides. In Atlanta, we are projected have a population increase of 2.5 million people in the next 20 years so I plan to stay right here and keep my business here as well.

Dude, I wasn't talking about the whole enchilada! Just $1,000,000 as an example. So let's go back to basic math and not advanced accounting. $1,000,000 x 10% = $100,000 okay? If I have 10 bananas and someone takes 1, I only have 9 bananas left. 

Hard money is interest only. I don't have a degree in accounting but I can do basic math

Thanks for that. I wasn't planning on wearing a suit to meet with him. I was going to dress business casual and drive my 18 year old Lexus SUV. I'm not flashy at all. 

You're the first one that said to be reluctant, which is good. I don't plan on going for the first carrot dangling in front of me.  I do want  a decision on whether we will be working together or not by the end of our meeting. I think that's fair for both of us.

I plan to do just that and be open to questions and what his expectations are with this venture. I plan on being very prepared. As far as being overwhelmed goes, I seem to operate in that zone all the time and haven't gone crazy yet! Maybe I've already lost it and don't know it yet...hahaha
