@Larry K. makes a good point. It's not necessary to spend a bunch of money on "the secrets of everything" courses. Just get out there and do some networking.

Go to meetup.com to find a list. Most aren't very active. There is one meeting this Tuesday night at The Orleans. I don't remember the name, but I'm sure you can find out more if you google.

There are things you can do ahead of time that will help with future projects where FHA buyers are likely:
1. Make sure your property meets FHA miminum standards for safety, soundness, and security.
2. Get familiar with FHA appraisal guidelines. (www.HUD.gov)
3. Know that most lenders have additional requirements they put on top of the FHA requirements. These may be things like having certain appliances, landscaping, etc.
4. Know your local building codes for things like GFI outlets, water heater tie-downs, etc.

What about buying the cart and leasing it to some one with more food experience? I'm sure there's a lot of aspiring chefs out there that have wanted to make a go of this concept, but lack the capital.
