I have an STR and Travelers offers howeowners and short term rental insurance combined in one policy. It's comprehensive and cheaper than the big 3 from the quotes and coverage I have submitted.

Hello all,
I have a tenant who is behind on paying their share of the joint utilities. The property is located in Colorado and is a 4plex. There is one meter and the tenants split the utilities equally. We have language in the lease that says if they default on rent or any other payment obligation they would be in default of the lease.
We have offered a payment plan but the tenant has not agreed. They have been delinquent for a few months totaling almost $900 in utility bills and late fees on said bills. She gives no good reason for not paying. My PM is not sure if we can evict for a tenant not paying utilities.
I have tried researching the law and will consult an attorney shortly but wanted to see if anyone on here can help with clarity or make a suggestion.

I own a 4plex outright that was purchased for cash and subsequently deeded into an LLC on advisement from my attorney. Through normal conversations with other attorney friends, I am not sure I need this property in an LLC because I have plenty of insurance with an umbrella policy. I am weighing those risks and understand there are pros and cons to both.
I am under contract for another 4plex and would like to cash out refi my first 4plex to use the money for the second 4plex but also get better financing terms by QCDing the first 4plex back to my name and for financing. Can anyone punch a hole in this idea besides the risk associated properties not being in an LLC?

I have been looking into investing in Europe; specifically Italy or Spain. The goal is to buy something now that we can STR and in about 10-12 years live there for 3-6 months a year.
Normally, I would state the research I have done, what I have learned and ask very specific questions for the community. I am deciding not to do that now in an effort to prevent steering/narrowing the conversation and see what comes.
If you have looked into or have invested in Europe, would you please share what you have learned?
