I think I'm going to find somebody to sell it via lease option. It would make a very nice home for owner occupant. I'm done with eviction queens and PMs.

I haven't paid the roofer anything.

I am seriously thinking of just hiring a tenant screening service, set up a network of repair people, lawyer and manage my 2 properties remotely myself. Fly there if I have to.

I managed to sell a property in GA by myself using seller financing. All I did was advertised on CL, had an attorney, fielded calls, ignored the flakes, and investors wanting to steal the property from me. Took a couple months, but ended up selling. No sales commission. Turns out "Seller will finance" was the magical phrase.

Cash wise, I can make the mortgage payments, so there is no danger of defaulting. Doing a rent to own lease option is another possibility.

My point is that, either way, they should be up front.

Most have vendors they work with. Their loyalty should be with the owner, not the vendor. IOW, don't lead the owner on and delay getting the property "rent ready", so you can provide biz to your vendor.

BTW, I called another roofer, who was there the next day and I had a WRITTEN estimate the next day after that. He was way too expensive, but that's not the point.

The point is communication. "Hey, Mr. Owner, we have a vendor who does decent work for cheap, but he is real busy, will take a couple months. What do you want to do?"

I am slowly learning that working with PMs is no different than dealing with any other biz. If you think you are getting a run around, drop them. Don't let them waste your time.

Latest story. Vacant property put in the hands of a pm on June 20th. Notifies owner there are a couple of leaks and a few other issues. Owner thinks, okay, we'll just get it done and get it rented.

Owner keeps getting told, "still waiting on estimate, blah! blah!". July 27th, Owner sends email wanting to know what the status is. PM tells him he needs a new roof. "Didn't you get my message, blah, blah!"

Turns out the PMs roof guy, was actually working on another project. Wasn't even available to do the work until tomorrow (so he says). About two months after property was handed over to this PM.

Owners should NOT have to play private investigator to find out what the hell is going on with their property. Unfortunately, the do.

Hey property managers! What's so freaking hard about just leveling with owners. "Sorry, our roof guy is real busy. Gonna take quite awhile for him to get the job done. Want me to try to find someone else?" NO! I want you to put the freaking house "on hold" for two months, so I can keep making mortgage payments with no rent coming in, you freaking MORON!

We will see debt repudiation and deflation, like that of the 30's. We've already seen it in housing and the private sector. But baby, you ain't seen nothing yet. The government spending bubble is the biggest of them all, when it "pops" you're really gonna hear it.

And it's not about the stupid debt ceiling deal. This has been building for decades. It's called keynesian economics. We've run defecits pretty much every year since 1965. It's like herion addiction. If you've been on that stuff long enough, needing higher and higher amounts to get a sufficient "high", there is just no way to get off painlessly. The scary part is what will be the political ramifications on our liberty.

Getting of smack results in massive chills, nausea, convulsions, vomitting, hot sweat and more. Most deflationary collapses end in war, chaos, upheavel, poverty and depression.

What does this have to do with hiring illegals?

I don't think a judge would amused if I took that line of reasoning if I ever got taken to court for hiring illegals. It's illegal to hire illegals.

So who cares if a rehab laborer can write a coherent paragraph or know chemistry, anyway I'd be more concerned in their work habits and whether or not I will get fined heavily for hiring them due to immigration status.

Well, that's kind of an indictment against our public school system. Maybe that is why there are a lot of "idiots who can read or write english". But I thought we were talking about hiring people who are here illegally.

Kind of silly suggestion. I think a person's legal status is more relevant to whether they should stay, rather than their literacy level. Duh?

The revolution WILL be televised.

All very predictable when you have multiple generations now growing up with an entitlement mentality.

They're not going to go quietly, and there will be plenty of socialist demogogues to fan the flames.

Infrastruction programs? Hey, there is an idea. How about offering able bodied welfare recipients jobs working on these programs IN EXCHANGE FOR THEIR CURRENT WELFARE PAYMENTS?

Another idea. Let them have the jobs that illegal aliens are doing now? The jobs no american are willing to do, as some are fond of saying.

Oh, and to be fair, means test all entitlement programs. That will cover the many middle class entitlements. Corporate welfare too.

Gotta change that word "entitlement". Are they really?

And if so, are you ready to protect your properties located in urban areas. Like these so-callled "nicer" neighborhoods of detroit, cleveland, memphis, atlanta, philedephia...etc. You know, the ones within marching distance of the "hood".

Couldn't happen? I'm old enough to remember the 1967 riots. A whole new generation of entitlement babies have been spawned. And they are NOT going to be happy when "Big Daddy" cuts back on theie handouts. When it becomes apparent that there really ain't no "Obama money".

Maybe there will a resurgence in the popularity of smaller or medium sized town. Towns where there are shot guns and hunting rifles loaded and ready for such nonsense and cry babies and looters.
