Hi All,

Currently, I’ve been looking at on market deals and have put in offer after offer…I’ve not landed a single deal. I’m even offering over asking for some of these… I knew on market was going to be difficult, but I guess I didn’t realize it was going to be this difficult; it’s pretty discouraging. This is now a challenge…I like me a challenge, time to change my strategy. I’m looking at investing in Propstream for a few months and go off market, that sound like a good idea?

Please share your opinions, D4$ while Propstream-ing seams it could be of benefit.

@Brent Barnes it’s all about mental toughness. I work a full time job managing a division of a company, I also have a side hustle business as a handyman/independent contractor, 2 kids….annnd I find a way to fit Realestate in….on top of all that, I’m up every morning at 4:30am getting my you know what to the gym. Now, this is not about me, but what it is about is being mentally tough! Listen to podcasts or audio books while walking your dog, wake up early and learn to analyze deals, be creative.

You’ll find a way to fit it in if you want it bad enough!

@Jonathan Klemm ,Currently, my wife and I have been somewhat generating leads using the direct mail method. We’ve created a list of owner absentee homes in our area (qty 280), reviewed every single property to see if it fits our criteria and sent out the letters. Not exactly sure if that’s an efficient/productive way to go about it but we’ll see what works and tweak from there.

Any insight/wisdom would be much appreciated, thank you again for replying to my post.

Hey All,

I’m a new investor looking to build up capital by wholesaling. I currently live in Illinois, Illinoisans that are not agents/brokers are only able to wholesale one property per year. Thought about wholesaling neighboring states but was curious if there’s a loophole.

Recently found an investment opportunity, I was told it’s a TIF. I have limited education on what a TIF really is, should I steer clear or go after the deal?
