I have wanted to get involved in real estate development for a long time now and ready to began my journey. How does some one start real estate development? I am in Houston a coming upon my last semester in grad school. Advice please or anything thank you

Hello everyone, my question is I'm going into real estate investing with my father, we are going to form a LLC and invest and manage rental properties within and I want to develop properties in it as well. Although what kind of financing would you recommend, we don't want the property in our personal names. So is there a way to get less than 20% down on a mortgage?

Is it a bad deal to buy a small multifamily ( Triplex or duplex) that has already been fixed up and renovated? I feel like my cash flow will be very small
