I also know in TX that in our owner finance houses, we can get people out in 60 days. No squatting here. I love owner financing in TX :). No maintenance, easy to foreclose, an investor's dream.

Hi Brian, just saw this. We specialize in 10-14% cap rate SFHs in San Antonio. No maintenance needed. Here is a good example -

We have a solo 401k, my understanding is you cannot roll a current 401k plan where you still work into your new solo 401k. It must be from an old job.

We decided to get back into REI a few years ago after some problems in VA. Moved assets from the stock market into a personal 401k account. Started buying buy and hold 50k houses (owner financed, not rented) in my market. I did this with the help of an expert contact I know. Everything in REI is made easier with experts guiding you. find one on here in your area :)

We also like to use land trusts on our deals, each one is set up on a separate trust. Provides a great deal of privacy.

I HAVE started over after investing foolishly as a rookie on my own in Virginia 10 years ago. 

The key difference this time is I am working with a proven expert in my market. I would recommend you find one in yours to avoid hitting landmines.
