I hope ya'll at least consider just owner financing a house sometime. Compare it to having a rental. For me, never having to fix houses again is the best thing ever.

Sorry for being flip :) but.....

Being a landlord at all. 

I only owner finance my houses to carefully qualified end buyers. I never do any house maintenance at all. I sleep like a baby. And make money.

Welcome! You will get much good advice on this site for sure, and tons of very knowledgeable people. 

I personally invest in cash and do owner finance in my city. I like it because I have no mortgages, no maintenance issues, and straight, pure cash flow. And I can sleep at night. The last is the best part :).

we are trying out a dallas hard money lender, 9%, 30 year supposedly. I am curious to see how that pans out.

I was very much overleveraged in my earlier real estate career. Many many sleepless nights later, my next foray into REI has been the total opposite - CASH, as I noted above. And also some cheap flips with hard money (300 per month payment, peanuts).

But generally, only safe, distressed, way under market value properties, owned in cash for me.

Hi Deano, thanks for sharing this. Very interesting post. Perhaps you can find a real estate endeavor that isn't just about making money? 

In my city, my partner is a successful buy/hold investor, but his business is about a lot more than just making money. We specialize in owner finance property, selling them to blue collar workers (95% hispanic). These are great people who usually lack credit and rent forever. My partner sees what he does as a mission - he helps to give back to the city by helping people get into houses, and the blue collar areas also get fixed up as there is more home ownership. He is extremely passionate about what he does; he is financially retired, he just continues to do this because he wants to help people. 

Just a thought  :)

I always recommend starting with your local meet up groups. You'll find a lot of rookies and some experienced folks too.

welcome to SA! I knew I was ready for my first deal because my partner and mentor advised me to buy a particular property and I have done great on it. I like a mentorship where he shows me his business (no charge), and I buy his deals which makes both he and I money.

$51k cash. No repairs. Owner financed at 9%, $5000 down, 16% ROI. I like doing those :).

Welcome patty. Jay's turnkey site is really good, you can find some good contacts there for sure. I like doing owner finance on my houses; I see you do not want to do much work on the houses. With owner financing, you'll just collect the payments each month, no maintenance. That's the best way to invest for me.
