Welcome! I see you are considering TX; like I tell any new investor, do not neglect the Alamo City! We have very inexpensive houses 50-60k, 12-15% cap on a buy and hold, no maintenance if you owner finance. It's an awesome market. Good luck.

Good luck with you CA distressed properties :). Most of our buyers here in the Alamo City are CA cash buyers. Tons of CA cash coming in here, it's crazy. Let me know if you ever think out of state (think 60k houses 12% cap no maintenance). I have a top contact in town.

Yes I would say there is a good market for that, especially if you are an investor yourself. You can show people how to avoid the disasters that usually befall rookies who try to go it alone. 

I got connected to a top residential investor in my city here in the lone star state and he has helped me to avoid land mines and make good money.

We never do rentals at all :). My partner used to until one of his mentors convinced him years ago - just owner finance the houses and have the end buyer maintain the house. They have a vested interest in the house with a typical 10k down payment. It's worked brilliantly well in our south TX market for more than 10 years.

good luck with your central TX investing! If you consider cheaper houses ever, look me up in the Alamo City to your south. Think $60k house, 5k in repairs, resell owner finance for $89,900, 12-14% cap rate, no maintenance.
