I like buy and hold as well, I own a few in my market of San Antonio. 50-60k buys a decent house here. I also have a good guy I know in Kansas City, and his full turnkeys are in very reasonable too.

my first deal that I bought here - $51,000 cash, owner financed, makes 16% ROI, no repairs or maintanence by me. It's now worth $125k. 605 West Hollywood, 78210 I think the zip is in San Antonio. It is on my site (I am leery of posting direct links to my site here, mods may not like it). thanks.

There are many inexpensive, safe markets to consider, including Indianapolis and Dayton. I have a good experienced turnkey rental contact in Kansas City, and in San Antonio (my market), we have 10-15% cap houses for 60k or less, no maint needed.

taking real action is always the key! Most people never do more than talk about being an investor. My biggest break was finding a good expert/mentor in my market of San Antonio. Go to your REIA meetings and find a good mentor to show you the ropes and help you make your first few profitable deals. Good luck.
