My partner has invested in commercial. He got out of it. The reason is when the market dives, as it always does, you can get left holding an asset that cost you millions and is now vacant. that is not conducive to sleeping well at night. 

He found the better option in our city was to invest in residential, houses under $100 k. Much safer and very profitable.

As Jay says, use great caution in what you buy here. I have gotten burned in rentals in the US and I was right next door. I personally would not do rentals of cheap houses from thousands of miles away - shudder!

My first flip here in San Antonio....I had under 10k to invest. Put that into a deal my partner advised me to do.....hard money on the rest. I paid out 1500 bucks in closing and two payments, and made almost 10k. That right there is a 6x return on my money that I actually paid out of pocket.

Your accountant may be smart but he's dead wrong on RE investing. Want to become wealthy in America? By that I mean 400-500k+ per year in free and clear passive income? Here are your options - 

1. Be a trust fund baby. 

2. Start your own company (and be really successful).

3. Invest in real estate. 

There are SO many ways to invest in RE without a lot of cash that is safe. Find an expert to guide you, as I have, and then get to work. I've done flips that made me 20k and I only put in under 10k of my own money. My first buy and hold makes me 16% per year, year in and out. Try to do that in the stock market.

I am sure some of these courses are valuable. Let me tell you my experience - when the latest phil grove class gets out in some part of TX, the new investors start calling me on my craig's list ads picking my brain for information about our business. A total waste of my time. 

As I said in other places on here in the last day, you can learn from expert investors without paying 10 grand. They are out there. Some investor 'gurus' take advantage of desperate newbies who want the easy answer - ie if I just buy this 10k course, I will become a successful investor. yeah right. It don't work like that !

I have all the respect in the world for investors who have a system for finding their own deals. But man, it's a lot easier as a new investor to work with experts who have done all that work in advance for you :).

My 'trick' is to work with expert investors who bring ME the deals. I help them find business, they send me the deals. My only jobs is to raise the capital to buyer more of the deals they bring me.
