Thank you both. That is exactly what I was looking for @Dan Schoenbaechler. I have zero connections and I know that agents get the deals first and definitely use this to their advantage. As far as learning how to invest, I'm a numbers guy and I do lots of analysis on my own, so that isn't the biggest challenge in my opinion. Getting exposure to deals, knowing the right people, and meeting people that I can work with and be mentored by is my concern

Hi Guys, I live in Roselle Nj. I've saved some capital but nowhere near where I need to be yet. I want to work more closely in the RE market to network and have a better understanding of different concepts and intangibles in the market. I decided that I will be going for my RE license and working as an agent part time to familiarize myself with the buying and selling process while also making some cash to save to one day invest in multi-family. This can also be a way to give myself more credibility if I need to raise funds from investors for my investment. What do you think? Is this a good step? Anyone from New Jersey or anywhere else have done the same. How has this helped you and how has it been challenging ?

@Albert Bui Wow that new restriction is margin killer. Would you continue to recommend seeking this strategy especially with increasing interest rates ? I'm totally new to real estate and always thought of a FHA four plex as my entry to the game. Finding a good deal is the name of the game but obviously there is a cyclical component to the market with the tightening and loosening of regulations to consider. I ran these numbers above given the new SS rules, I wouldn't pursue this deal in this new environment. Thoughts?

Thanks Chris. That is definitely a great idea, some market research could  be a good way to start understanding the process. I'm assuming the best way to see these homes is by going to open houses in my area?

Hello everyone!
As most of you may know, taking the first step in the RE industry is the hardest.

I've read books, listened to podcasts, and watched videos. Although I can say I know a little bit in broad terms, I wouldn't say that I know nearly enough. Maybe my next step is to find a mentor but I wanted to extend this question to the BP community.

What are the very basics that every novice investor should know before jumping in?

(Home Repair & Maintenance Basics, RE Laws, Marketing, Contracts, Evaluating locations and their potential, etc.)

There is so much to take into consideration, yet I don't want to fall trap to analysis paralysis.

Has anyone face this obstacle starting out?

I'll definitely be looking into these options. As far, as getting my RE License, Ive been advised against it since it is costly to maintain? what are your thoughts on that?

Hi everyone, I'm Pierre. I'm 23 and graduated from college last year. I graduated with a bachelors degree in finance from PennState. I chose to follow my passion in coaching soccer thus not taking the traditional corporate route. Now that I've settled into my dream industry, I want to get in to RE Investing. I was wondering what jobs I qualify given my college degree to gain some hands on experience part time and getting a chance to network
