If you know anyone who’s credible in those areas, you could partner who do some creative financing rather than waiting a mother year. It depends on the challenges you’re willing to take I guess

HIgh end areas for sure!. As long as you can cashflow after all expenses and expenditures set aside. You may want to look into areas that are close to those areas that are more on the B- C+ areas like Rahway, Roselle, Linden, Lyndhurst, etc.

@Hernell D. I looked for members in my area through BP and Instagram. I followed them for a bit and reached out to them for lunch, talking to them and picking their brains. Go to REIA's and meet guys who are doing what you want to be doing and offer value.

Thank You guys for your responses, I’ll check out the podcasts now. I listened to Nick’s story last night. The kid was in school analyzing portfolios to invest in. Better than any internship I’ve had or heard of loll I found a mentor who’s going to help me wholesale and flip deals. I’m brining in 5000 for a marketing campaign and he’ll provide the criteria, the the team that pre-qualifies the leads and we’ll split anything made off of it 60:40. You can also look to find a rockstar deal and wholesale it to a very experienced investor or look to partner with them on the deal for a 80/20 profit scenario or whatever you both decide based on what you bring. This is what I'm looking into. This could hedge your risks of inexperience, & personal finances even if that means you make a little less money than you would have on your own. You can learn more safely.
