Post: More cash flowing properties outside large urban centers?

Hey all,

Im from Montreal, Canada so your local market might or might not reflect the reality i see here, but ive been noticing a trend while searching for rental property: it looks like the further away u get from a large city (up to a certain distance) the more positive cash flowing opportunities there are! I just came across this 4 plex for 209 000$ with 22 800$ in gross yearly rents, it also said seller was motivated so im sure it could be talked down to 185 000 or so, thats over 12% annual return! Ive seen quite a few around those numbers, and as a newbie investor im happy i now know its not that hard to find, just gotta look on a regular basis! Anyway my lil problem here is that most of those properties are about an hour drive in any direction from where i live (i have this duplex in a very central location that i live in and rent the upstairs, not anywhere near beeing cash flow positive if i didnt have as much equity in it). Anyone has experience with having rentals an hour away from your place? What are the potential ups and downs? Im not sure if its a good idea but the cash flow is very tempting... Any input?

Hey all,

Just wondering if anyone can help me with the canadian real estate market. Im trying to find out if it is legal to assign contracts here. In the promise to purchase form of the association of realtors and real estate brokers of quebec there is a clause that says this contract cannot be assigned without the writen consent of both parties, meaning buyer and seller. As per this clause i assume its legal as long as both parties have a written agreement, but im not sure and i cant find any good sources of information on the internet. Can anyone point me in the right direction?

Thank you Lonnie! I appreciate the kind words. Im always a man with a plan, like Ive seen often on this board, some people plan to fail by failing to plan, and thats exactly my school of thought. You just dont take big risks with big money and leave it up to luck, thats beeing plain dumb! Its really too bad im not in the usa your RE market seems sick, i see all those crazy deals and i bite my tongue for not beeing able to take advantage of them. However the upside to this is the competition is not as cruel here and its easier to make your place in this business. I will be updating my profile and posting a picture soon.

Hey all,

Im glad to be a new member of this great community, ive been reading the forums for a few weeks and its amazing to see the tremendous amount of quality information available here! Its a bit challenging for me to analyze all this info because I live in Montreal, Canada and our laws and system is a bit different. Im a young 24 years old investor, i work in the hotel industry and I just purchased a duplex and im currently renovating it with a friend whos very handy with renovations. I want to be wholesaling houses, so i started making contacts with real estate agents, attorneys and such to be able to locate good deals. Im picking up my new car in 2 weeks (i didnt have one!) so thatll help me a lot with visits, searching for interesting places, etc. As soon as I get my car my goal will be to wholesale 2 houses a month, and ill be picky on the deals, wich means ill be searching a lot and working on my marketing efforts a lot! It seems like a long and hard road but a very rewarding one too, and I want to do this full time eventually. I have quite a bit of equity built up in that duplex that I can use, but i'd rather learn how to make money with none of my money.
