Start with a local real estate lawyer. That is the KEY. There is almost always a legal way and an illegal way to do this. Find the RE lawyer who works with investors in your area. In general, this should be an easy task with a contract and some soft of state specific release mechanism.

I love where you heart is on this one, but as you can see from the posts above, this is a dangerous deal. The rub, is that this is long term relationship and has a long way that it can go bad.
I would suggest that you flip the house and give your friend a smaller 20% piece. Then go do another one with your friendship intact.

RE investors need a lot of tings. The answer changes as they grow in sophistications. The two biggest things that they need are marketing support and funding. Put those two pieces in place and even a blind squirrel will end up with a pile of acorns. Right now in the hot markets we have, finding the seller is the big trick. Later when the market cools, it will be the buyer.

The legality will change by location, so you probably need to look that up yourself. In my area it is legal, but that means noting to you.
The idea is a a good one.
The problem that I have with your post is that you want to give up the profit, screw that.
Learn to negotiate !!!
Everyone starts off where you are. What you need to do is to get yourself in the game. Start negotiations, ask questions. Pick the brains of other investors. You have access to thousands of us right here.
The first questions you need to ask is what will you take for the house? I bet you can do that. If you take your deal to the market and it tanks, then your deal sucks. Either renegotiate it or find another one but LEARN.
We get PAID big money because of our knowledge, NEVER short cut the learning process.

The 3 biggest wow areas that get houses sold are the kitchen, bathrooms, and the entrance. If you can wow them when the step in the door, you have a better than average chance of getting the price up.

It all depends on what he can teach you. Will you make more than 11k in a year with the info that he provides to you? That is a pretty low bar to clear. That could be a single wholesale deal.
