we bought ours from someone that had been using the property as a Vrbo.  As part of the purchase he trained us on the ins and outs and we learned as we went. good luck.

Which version of Quickbooks do you recommend?  There is one just for rentals. Is that what they use?

I have a vacation rental and was wondering if people use quicken for rental properties for the accounting. I have been using excel but I am not 100% confident I am doing it right.

I bought my turnkey property in Vero Beach Florida.  There are turn key providers that work all over the US.  I think Memphis, all over Texas, Indianapolis and St. Louis are some of the most common places.  

My latest purchase was a vacation rental up in Tahoe.  I think I am going to start focusing more that side of my portfolio for now.  Good luck!

Welcome to BP!  I feel your pain with the price of properties here in California. They don't make as much sense as they used to! 

Many people will disagree with me but I would recommend something I did to pick up my first out of state property. I used a turnkey provider.  People will tell you it is foolish because there won't be as much profit for you in the deal.  That is true, but they do offer a value to you.  To me they are just hybrid out-of-state agents that know the ins and outs of investing and make it much easier to purchase your first property. They add the value so they get some of the profits.

Sorry @Jeff Jamieson, I did not see your comment.  Thank you for requesting an update.  I ended up kind of giving up in Sacramento (the cash flows just aren't here like they were).  I ended up purchasing a turn-key in Vero Beach Florida which has been great so far and last year I changed direction a little and bought a vacation rental property up in Tahoe.  It has been a lot of fun so far.  My main goal is cash flow and Vacation Rentals really do this for you although they do require work to get that cash flow.
