Hi Brendan,

What area are you looking to flip in? Market's range across the country of different prices so the strategies may differ but the bottom line is you need to find motivated sellers who can sell for what your willing to pay (and keep enough room for your profit!!) I work out of Metro Detroit and have had HUGE success with Bandit Signs, Direct Letters and contacting landlords from Sunday Rental Ads. Flyering target neighborhoods is also usefull as long as you include something like "if you or anyone you may know is looking to sell"

To answer your Topic Question, I agree with Sam- you must have a sound business plan that will logically show how those high returns can be attained. In addition, you must be able to educate your potential investors about your partnership opportunity with enough lucidity as to get them to say the coveted 'Ah-Ha! Tell me more'. I hope this helps and would be happy to discuss other marketing strategies to help you find your target investors.

As you know, our company is focused on providing home-ownership and investor wealth building. It can be tricky to let people know that you have a quality service to provide without sounding like the miriade of other similar companies. The best response I've had from attendees have been those who were referred by past clients. I just wanted to put in my 2cents and will reply with other ideas as they come up.

Hi Matthew,

Try the old fashioned Sunday Newspaper. Look for Rental ads by landlords within a close radius of your subject property. Call and ask if they're looking to buy property in the same area. The trick is to quickly tell them that you may have a property available for "X" $'s in the same area.
ex "Hello Mr. Landlord- I saw your ad in the sunday paper and wanted to know if you'd be interested in a 3 bed near there for *price*. This usually cut's the conversation down to whether or not their interested pretty quickly.

Hi Ricardo,

Although Salesforce has been the best lead tracking software I've used, I began with creating a simple spreadsheet with columns labled as follows:
-Name
-Number
-Email
-Desired Area/ Zip Code
-Cash Available/ Down Payment Available for Land Contacts/ Rent Payment Available
-Type of housing needed (2,3 bed, multiple fam, etc)
