Check to see if there is something similar in your area

2" PVC pipe drains from the kitchen sinks especially if it has the dreaded sinkerator.
I spent 2 days unclogging a 1.5" pipe full of grease & nothing worth while would fit down 1.5" piping to mechanically remove it. All the usual chemical treatments tried were useless.
I have no idea what they put down there but it was the consistency of bunker C oil.
The basement was finished in the area under the sink & tearing the old pipes out from below would have caused way too much damage/cost.
Finally I cleaned it out with a small $99 power washer I got from Home Depot to do other things.

Yeah
I would assume its a roof top with ancillary duct work??
We did ours in Florida for around $6k but a larger sq ft
the duct work etc was already in place.

We have a Canadian portfolio & most of our advice comes from our mortgage broker in the Burlington ON area. If you PM me I will give you her name.
meanwhile financing up there is becoming tighter due to recent legislation.
Our properties are now paid for but attempting to equity strip investment property is difficult beyond 50% . It can be done but the fees are high.
Also because we have no histroy of debt in Canada they are reluctant to offer us conv. financing & by default low/reasonable interest rates.
BUT we are seeing a lot of Canadians over here pursuing low priced income properties.

Build your empire brother! They are wage slaves chained to their desk, whereas you, I and our BP Brothers and Sisters are on the Fast track.

We love our tenants as they are paying our mortgages, and buying our million dollar investments for us!

We are the Capitalists. . .Yippee!

Well said
During my 20 yr term @ 9-5 I watched others fret over their job security, walk on egg shells because of office politics & grovel for pitiful raises.
I starved as all my money went into building my real estate holdings & I worked every night & weekend rehabbing barely habitable properties.
Most of my 6 figure salaried colleagues still pay high taxes, mortgages, car pmts & can't afford to retire.
So hang in there it's a great feeling when you can finally walk away from 9-5.

My vacancy was a sfh in high demand school district.
Rented immediately 1st couple through it for the full amount. first, last & security paid in cash.
All word of mouth.
After my youngest wrote their receipt she said to my wife
So why am I going to college?

It's usually the first thing we do if its that age.

I know prices will vary on location but how much does that typically cost you? I am estimating probably about 1,200

That sounds high.
We do it ourselves so its just the cost of the new panel plus any ancillary breakers to accommodate an elect stove/dryer, dedicated GFI circuits & wired in smoke/CO detectors.
I would check with the guys at your local Home Depot etc & see if they have someone more reasonable. I had a couple of old retired guys, a plumber & a HVAC guy working on a 1978 vintage rehab I did for $20/hr.
