Hi Frances,

We do a large amount of rentals in the area and the only significant seasonal patterns I notice are in the ASU vicinity (students and faculty) and for short term corporate/vacation rentals for snowbirds (October to April). If you're looking for 12 month lease agreements and the home is in North Scottsdale I would focus more on just pricing it right and someone will snatch it up.

Dave Jimenez do you have any experience with pricing homes? Just because there are other homes on the same street that sold for that much doesn't mean this home in question will be able to sell for that much even if it has gold plated toilets. Do you have a realtor who can pull comps and give you a price opinion? Take into account livable square footage and lot square footage for comps and don't leave out your fixed/holding costs when running numbers. Be conservative!

When you're sitting at the closing table you sign a document stating that you intend to occupy the property for at least 1 year as a primary residence. There are other ways to go about the funding than trying to be sneaky and lying and putting yourself in a jeopardizing situation.
