Through my marketing I come across quite a few good leads from people that are interested in selling their homes. I normally don’t do much with them. I’ve given a friend of mine a number of them and he’s gotten a couple deals. But I also get some from major cities across the country, Florida, Texas, Vegas. Any thoughts on how I might be able to go about selling some of these leads. Thanks in advance.

I have mine hung with Rob Conway at Charity Realty in Litchfield Park. He has a no fee deal and gives me great referral fees for deals I send him. I can get you his info if your interested.

Hi Vickie, My family owns a property management company in Phoenix and manages about 550 SFR's. I can get you in contact with them. I also have just about every maintenance, rehab, realtors and lenders you might need. I flip houses in Phoenix, mostly on the west side. Ya I use private lenders all the time. Most of the time it is a referral form someone. That's why I posted the question on BP. I've found them through other sites as well as Facebook and craigslist. I live in Arizona and am looking for a local private lender in central Illinois.

I'm looking at buying a few properties for rentals in central Illinois. And I'm looking to see if I can find somebody or get a referral for a private lender that lends there. I would suggest joining some of the local meet-ups. Great people and easy to ask and learn. Pretty informal from my experience but you meet great people with great experience.

I would suggest joining some local meet-ups. I think azreia is good but the meet ups are smaller groups and easier in my opinion to ask and learn.

I bought this house to fix and flip but I bought too many others and I can't afford to hold on to this one for too long so I'm looking to sell it quick. The roof is in great shape, the AC is great and I had the pool re-surfaced and all the pool equipment in perfect working order. It needs about $10-20,000 of remodeling to make it really nice depending on your taste. The ARV is around $225,000 to $235,000.

It's a 4 bed 2 bath 2 car garage, Pool and Fireplace. It's in a quiet neighborhood that close to just about everything. The guy I bought it from had it rented for $1,400 mo.
