Thanks for your reply. In lease it says that:
"We may also enter the Dwelling at reasonable times to show the Dwelling to possible or actual purchasers, mortgage lenders, tenants, workmen or contractors.
We will give you reasonable notice of our intent to enter the Dwelling. You will not unreasonably deny us the right to enter the Dwelling. We may also enter the Dwelling at any time without your consent in case of emergency."
Not sure about the law thing over here.
I did gave her option that, either she can have her friend during showing or I can record each showing before entry till exit to make sure that nothing of her's is touched. Still she say's it is not OK.

Hi everyone, I own a single-family home with a mother-daughter layout and have rented out the lower level to two tenants. Their lease is set to end on April 30, 2025. I'm currently searching for new tenants and coordinating showings with the existing tenants. However, they recently informed me that they won't be available for showings from April 9th to 19th due to vacation plans. Ashley (let's say current tenant) is uncomfortable with potential tenants viewing the space while they are away. I responded that while I understand their concerns, I need to find a new tenant since they are moving out. Blocking off 10-14 days during this critical time could prevent interested parties from securing the rental. I suggested that they arrange for someone to be present for showings or that I, as the landlord, would ensure their belongings remain untouched during the process. I feel that Ashley's stance is unreasonable. According to the lease agreement, I have the right to show the property to prospective tenants, and the current tenants cannot unreasonably refuse access. What do you think? As I'm new to being a landlord, I'm looking for advice on options besides pursuing legal action.

Andrew i see here people say to gather free knowledge. I did that, but its always better to have someone guide you to start something. I know i can start my own but would take a lot of time and huddles since doing it alone. Ofcourse my mistakes would cost me if done all my self as well.
So i am thinking that by going through paid consulting, it saves me from mistakes and time. Unless it turns out to be scam or fraudulent

Does anyone have experience with Chi Ta of BnB University Airbnb arbitrage course? It is a corporate housing arbitrage mentoring program. I have 2 SFH, both purchased using house hacking. Feels to scale up I would need cashflow in next one.
Chi Ta program offer 12-month membership for $10k with financing and help in getting first arbitrage from landlord.
I'm about to sign up but wanted to do my due diligence I want to check with people here if this is legit and if the program is worth the money they as asking for. There are a lot of influencers, courses, and coaches out there who only want to make money by selling subpar information that doesn't help people.
Please let me know if you have any experience or information on this particular program or a better program or coach.
