I have been a passive investor in a real estate project in Louisville for the past 7 years.  My business partner is refusing to disclose documents around profits and also refusing to pay me out.  He has dragged me along for years promising to do right.  We have a contract signed but he is currently ignoring it.  I am looking for a lawyer in the Louisville area to help get my money out.  We recently had a property sell, so the cash is available.

My rental just became vacation for the first time in 5 years and have found a new tenant.  I was wondering if some one can point me in the right direction to find the best, most up to date and protective lease (PDF) to use with my new tenant.  Preferably with Louisiana specific language.

We have a rental property and wanting to do an owner move in eviction.  The tenant has been there for 10 years.  Due to covid there are no evictions of any kind currently in Oakland and we also want to avoid any legal battle.  So we are wanting to approach our tenant as see if they are amicable to moving out.  We would be willing pay to relocation costs.  Does anyone have any experience with this.  What strategy do you recommend?  How much have you offered etc?
