What rates is everyone seeing out there for long term buy and holds? its super tough to make deals work at 7%+. 

it is definitely possible and the primary method i use. just make sure you are accounting for the exit strategy for the HELOC whether that is paying it off over time with the cashflow or refinancing a property to pay it off. it takes time to get it going but a LOC is a great way to go!
