John Farmer I loved the spirit of the original post. I hope to see Farmer international organization all over fortune some day.
As for the Hotel Business, I worked in it for many years out of college & margins aren't what you think they are and it is an extremely labor intensive business. My guess is that if the property is only half occupied because they don't have the $$ to fix it up. That would lead me to believe that the stated profit margins are as about as accurate as your stated income with these lenders.

All my tenants have to give me their rent. Most send checks, some money orders but not cash. Lately I have a handful of tenants using the cash app. I think it is called square cash. It seems to work great

I'm in Topeka and I think it is a must! First off I don't like and don't allow window ac units and if you provide them they will be a maintenance nightmare. I try to provide a place that you don't have constant turnover as well. Good luck!

I had to clean dead baby birds out of the back of a clothes dryer last week. Somehow they got into the dryer vent and fell down into the back of the dryer. The tenant accidentally cooked them doing laundry. That is right they were in the dryer itself. She called and said it smells like dead carcass in her unit when she does her laundry. Never a dull moment.
