Do you have any recommendation for the property managers located in St. Louis MO. I am looking for 5 efficiency units apartment complex that gross around 3.5K/month.  Any recommendation from your past experience would be of great help. Also do you know what percentage do they generally charge for the management fee or the breakdown of their fees from your experiences?

Also they offered us three financing method to buy so makes me think they are not just wholesalers:

i) 0% down; 5% interest at higher valuation; 30 year amortization and 5 year ballon payment

ii) 10% down; 5% interest at less valuation; 30 year amortization and 5 year ballon payment

iii) all cash at lower valuation

Hello - Wanted to get input from the investors who have sold their commercial property to "We buy homes" like companies. I had a person/flyer marketing reach out to me to buy my commercial property from internet.  Turns out they are based out of state and they are offering a price. Since i have never done any deals with one of these companies, how do i make sure i don't get scammed by these buyers? What are the things that i need to be careful of and what do i need to do to verify these buyers are legit? Also since the buyers/sellers agents are not involved in these deals how do i protect myself? Should i get a seller agent?

Hi guys I am at the meeting place now but looks like there is some tower meeting going on.  They said this meeting was supposed to end an hour ago but apparently its going to be last for another 2 hours.
