Thanks @Alex Chin @Glen Tweet @Timothy Tooker. I reached out to all 3 people and was able to connect to two of them. John Nguyen said he would try to get 3.5% with no cost, waiting for manager nod. 

@Lane Kawaoka you are right, 3 is about right, especially when you know 3 are among the lowest rate ones :) Yep, should be smart about not spending too much time on getting the lowest rate.

I'm thinking of refinancing my primary home loan to take advantage of the low rates following BREXIT. LTV should be about 75% compared to current value of home and looking for a conventional First loan. I am currently at 4% and hoping to comedown to 3.5% as a no cost refi, Any recommendations on lenders or tools to find lenders who can give a really good rate :)

@Account Closed was this 4 Plex a off market deal ? Can u give more info on the deal if you don't mind. I'm always wary of 4 places due to quality of tenants and the hassles being their landlord

I'm looking for recommendations for Land lord / home insurance for a duplex in washington state. The duplex is an investment property. Also what is the general rule of thumb for deductible- 1000$ or 1%. 

Also whats the optimal dwelling coverage in dollars/sqft needed in snohomish County?

Currently have state farm and got a quote from them.  Don't want to be calling lots of insurance agents to compare quotes.

Any recommendations for training websites to take WA real estate license. I saw a bunch of them ranging from 450-600$.

@Alex Chin Great input, South im seeing cap rates to be not so attractive. The advertised caprates are like 6.5-7.5 which actually translates to about 4 when accounting for property management, repairs and capex etc- so very similar to what we find in North if u can self manage.

Are'nt appreciation rates expected to be higher in North than South going forward?
