As the Nation is going through a pandemic situation and when the people are sitting at home, and if not in a situation to make the rental payment on first of the month, your automated payment installment is at risk.
We hope if you are not sufficiently planned for the reserves, this is truly a hardship situation and you can request your banker to suspend the payments until things get better on COVID-19.
The US Govt has declared a small business revival with $350 Bn plan, mostly to help small businesses with payroll, however no specific directives yet on small business loans that are impacted by COVID-19. Please be safe and hope things get’s better soon.

If your Business (LLC or Corp) is not in the business for at least two years, conventionally nobody would lend on the Corp status alone. They probably will ask you to get a personal guarantee. With hard money lending, certainly, they are more prudent and would prefer to lend on your personal guarantee.
In essence, I would recommend considering Nicole's comments, get it done at the lowest cost and with the lowest complexity.

Hello Mates,
In the leasing of multi Family Units, I am assuming, most of the Units these days are equipped with Meters for Utilities making the Tenants responsible for Usage and Payments.
Is this a fair assumption or we still see others follow the old school, maintaining the sub-meters and charging the Customers for Usage as an additional billing item.
Could you please throw with a percentage of old school billing on an average? We are working on a prototype and this immensely helps.
