space between that ditch with retension wall and foundation about 6-10 feet. That contractor said some cracks in foundation and also says the deck bottom also lost some sand due to erosion. But there is no basement though. It is simple 3 by 2 single family home with 2 car garage

i removed deck extension also as that is rotten keeping main deck near back door which also rotten some places i have to fix it by replacing some 2 by 6 wooden pieces

there is city sewer in that ditch to collect street rainwater in my backyard and lot of grown tress which i have to cut some still more there some in dead condition which i have

to spend money to remove

Hi All,

Happy Monday. I have very limited knowledge relating to construction. This is not specific to my location contractor question but a general question. One waterproofing contractor said the retention wall (wooden railing as in the picture attached that is a bit rotten) is not in good shape and costs a lot of money to fix. He says if I do not change quickly the retention wall may cause more foundation cracks, foundation syncing.
Has anyone had to replace the retention wall recently? If yes, what was your experience like that you can share? This is 1995 property. Once in how many years do I have to rebuild the retention wall? Thanks in advance.

No luck yet in Atlanta area.

Looks like next to impossible to get HELOC on investment rental properties post covid (as a real estate investor we tend to spend money on credit cards and credit score and debt to income impacted adding more challenges as well)
