The way I understand it is if I needed that if I pooled money. I want to find one investor and match him with one loan on a property.

I recently responed to an ad on craigslist, it turns this person is trying to wholesale the property I responded about. I don't know if he intend assign it to me or not but If he did could I then reassign it to someone, assuming it's a good enough deal?

I do not want to forma company for my real estate deals if I don't have to. Is it really needed? is it needed right away or maybe I can hold untill I start a lot of money in this business.

Back to craigslist for a sec. Search forsale by owner section and find properties that are "newly totally rehabbed". Those guys selling are most likely fix and flip guys! Call them, email them and get them on your buyers list!!

My brother showed the property in question on the MLS. There are lot more details that were not including on the public listing I had access. Including the fact that they will only be accepting cash offers. He said it's no brainer but this property will get at least 10 offers from cash buyers. which effectively pushes me out of the running. all I got is about $100 for EM.

I am interested a specific property for wholesaling but it is represented by a real estate agent.I read the articles that tell me I should offer $50-$100 earnest money. But I talked to my brother and he says that a real estate agent probly would not take the offer seroisly. should I offer a bigger deposit or try making the offer anyways.
