I am trying to build a buyers and I put ads on backpage & criagslist for starters. I just begun to receive reply's. I got a reply from someone who identified themselves as a wholesaler, Thats what I am trying to do. is it good idea to wholesale a property to a wholesaler? how would that transaction work?

Good point Jason, and Will, Just a comment...also if you get a bid and your buyer is going to rely on that amount, make sure that the bid can be assigned. If you get a solid bid on a job, then you assign your purchase contrcat to someone, that contrcator will not be required to honor the bid made to you and your buyer may not be happy.

I would assume he would do his own homework!

If you are wholesaling and want the ARV your best bet is an investor friendly agent who can give you recent sold comps in the area of the property you're trying to wholesale.

I just got comps from a title company and they don't match the zestimate.

Not sure I understand the question...

You can certainly call someone to have this done, but you have to find this someone before you call. This will require you doing some research, finding another investor in the area who can help, traveling to that area, whatever.

But, once you find that person, it's probably safe to assume that he has a phone and you can call him...

I was talking about calling a contractor to get an estimate but I would not be getting an estimate to actually hire him. The estimate would just be to evaluate it to see if it is worth an investors time. The investor being the person I am assigning the contract to.

from a quick glance at that, it looks like part of either step 1 or 2.

It doesn't tell you exactly how to determine the rehab work needed but it tells not to forget to take rehab work into account.

I am reffering to an article on biggerpockets. It says you can buy and sell virtually meaning completely online. How do you know the property isn't trashed if you do it completely online?
this article is in the wholesale section if you want to refer to the article before you answer.
