Post: Evicting Tenant. Advices Appreciated!

I've already filed for an eviction on a non-payment. 3 days noticed has been served already. File for Unlawful detainer has already been served. Tenant failed to respond within their five days and I've already been granted a writ of possession. Sheriff has already posted the note outside and will set to be locked out tomorrow (11/4). Monday, I get a voice mail from their "witness" saying that they are looking to repeal and will file for an ex parte hearing.
Just checked with the clerk and a stay has been filed. Clerk does not know what's going to happen unless judge sends their stay back with instructions or decisions. Now, I've been told that lockout has been delayed as of this because sheriff cannot go and remove them from property unless this clears up.
Please tell me what I can expect and share your eviction stories, too.
Should I go ahead and serve them another 3-day notice for the month of November? :D

The property closed in early March, but we had to wait to the actual work because of the windows. All the windows throughout and sliding door had to be replaced. It was boarded up when I bought it. And that took about three weeks for custom order and installation. Over all, the whole project took about a month to finish. What was done were:
1. New dual pane windows throughout
2. New paint outside (the bank painted the inside already)
3. New gutters
4. replace garage door
5. replace hvac
6. new cabinetry throughout whole house, including kitchen and granite countertops
7. The rest were small miscellaneous items
Project took a little longer to close because buyer did a FHA loan (about 2 months).
When I looked at the property, there were no access to the backyard so I submitted an offer without seeing the backyard or the exterior besides the front. Big mistake because once we were able to get back there, one of the siding had dry rot and the whole side had to be replaced. The existing patio was also in very bad shape that needed to come down (it was done illegally and improperly).
Funding for this property was mainly cash. My original plan was to refi and cash out with private money upon close of escrow; however, the properly had existing liens that took time to clear up and lender would not fund otherwise. By the time title was clean and clear, I was done with the rehabbing and it made no sense to refi at the point.

Hi all,
Just wanted to share my joy. Bought the house (3/2.5) for 85k. House needed some work, especially new windows throughout. Spent about 20k on the property and sold for 134k. I've bought homes before but they were mainly for buy and hold. This was my first actual flip. :) Can't wait to do more!

I recent came across some properties with addons a while back. I called the city building and code enforcements to see what would happen if I was to buy it. Basically, what I've been told is that if the work is done illegally and the city does find out, I'm going to have to pay the fine and pull permits on those additions.
Not only that, but if something is done without a permit, you have to be weary of quality and whether or not it meets code requirements.
As for homes on MLS, I usually run the information with the local assessor's office online just to make sure that what is presented is also what is on file with the city.

All of the above responses are correct. Many of your leads will come from the MLS. You can try posting it on Craigslist as a fsbo and see if you can get any leads that way.
As for sales price, that information is available to the public so do be too concern about it.

Thanks for your reply. Right now all the windows are broken. The house is currently boarded up by the city and cited for vacancy and vandalism. So the property is under the city's nose right now.
There are aluminum window frames right now, in which I want to replace with the newer vinyl windows.
I'm getting the keys to this property tomorrow. Before I make any decisions, I will have a few window company come out and take a look first.

One time I walked into a house that was so stinky. Even after the bank made some poor contractor pull all the carpets out and totally gutted the house, that smell did not go away. I think it was dogs and cats that lived in that house and not humans at all by the stench of the odor. You can smell it from the driveway. And worst part was, I couldn't get that smell out of my nose for about a week. That was how bad it was.

Painting the ceiling the same color as your walls is a no-no. That will make the room look as if it's closing in on you and also not pleasing to the eyes.
