How do I initiate a contract for the deal? I can do on market deals all day, but I'm not sure how it works with being an agent and following the proper laws. When I get paid from a normal deal, my broker gets a cut because it's in the sellers contract. Does my broker get a cut on an off market deal? Any help would be great!

@MarieChele I would say use your best judgement. There is no right or wrong answers because everyone is different. It happened 27 years ago. If he's out on parole, contact his parole officer and ask him questions.
