As a realtor I can tell you first hand that staging is better than not staging. You will be surprised what a nice area rug, lamp, fresh greenery, side table, couch, ect.. can do for a property. Staging helps give the property some life & gives the buyer a sense of "ahh thats what I can do with that space". Some buyers need that help because they are not creative (like myself).

If I am in your shoes, I would say #2 without a doubt. The down payment might be higher than a single family down payment but if you can swing it I would say #2. I say the down payment might be higher bc of the purchase price is most likely going to be higher not bc you have to have more as a down payment. 

Living in one side while renting out the other side is the way to go!

My wife and I did a long term house hack that took 2 years for a single family home & if I could go back in time, I would try and find a duplex/4 plex instead. 

If you have to have a plan B I would lean towards #1 next.

Hi Tracy

I use my personal cell phone and don't have any issues. I have found that using a google number or google voice creates a 2-3 second delay and is very frustrating as you start to talk over one another. 

Maybe don't advertise that the number you use is your personal number

What's your thought on not wanting to use the personal number?

No, you can always ask the seller to make any repairs you and your agent deem necessary.

If the plumbing is cast iron get a plumber out to scope the pipes & see if they are holding up, might be able to get some legitimate reasons to have the seller fix the pipes. 

windows you cant really do anything about during inspection but they will eat at your electric bill (know this from experience)

If AC is under warranty and can be fixed that great if not - simply ask the sellers to get a new one

Most foundation companies will come out for a free evaluation 

Getting under contract is the hardest step in my opinion, be open and honest with the sellers and express to them what you'd like done to the house before closing

Welcome to the BP community. 

It took me a while to make an account and get active as well. Any advice I have for you would be use a 3-5% loan and house hack your way into your first rental if possible. That's a great way to get started and allows you to start with low money down.

 White/lighter grey. I don't think cabinet color is something that will affect the rent roll you get. Cabinet color is more for buyers than it is for renters. 

As long as everything is neutral and looks uniform then I think you are good.
